This 5 acres of Colorado land for sale sits only about 3.5 miles northwest of San Luis, CO in the San Luis North Estates subdivision. San Luis, CO is where you would get supplies, gas, etc. Fort Garland, CO is the county seat and is about 16.5 miles north. Denver, CO is only about 3 1/2 hours drive north and a beautiful drive at that! Beautiful art filled Taos, NM sits only an hour south of San Luis as well since this area close to the Colorado/New Mexico border. 

Description

All of the photos were taken in December 2018 of the property itself and the surrounding views. This property is close to town (8 minute drive) and close to Hwy 159. Roads are dirt/gravel and in excellent condition as well as county maintained. The property views are this property's strength for sure! Blanca Peak on Mt. Lindsey sits to the north and is a standout in this area as one of the main visual attractions. Ojito Peak and Trinchera Peak to the East, part of the Sangre De Cristo Mountains, are also beautiful and when we visited they were snow covered and extra beautiful in my opinion. To the south in the distance is Ute Mountain, sometimes called the "Sleeping Ute Mountains". The Sleeping Ute is said to resemble a Ute Chief lying on his back with arms folded across his chest. The folded arm part is the peak you can see from this property. 

The land is private short of just one neighbor to the NE in a nice little home that looks like they are running wind power and perhaps solar as well too. I did not see power poles in this area so it looks like they are using alternative energy year round. 

The air was crisp and clean. The sun was hiding behind the clouds when we reached this property, but still hitting the mountains. Unfortunately the cloud made the photos of the land itself a little dark. It was windy that day and cold being December at about 37 degrees. There was a little bit of snow on the ground, but the roads were in great condition and easy to drive. Very easy to find and access using the GPS coordinates supplied.

The property was flat and easily buildable. I had excellent reception on my phone (AT&T) and iPad (Verizon) both service and data. This property would make for a great cabin, home, or recreational property held for future development.

Utilities and Development

As noted earlier I did not see any power poles in this area. Alternative energy is being used by the neighbors in this area as we see solar often and the nearest neighbor is using wind power. Water tables are also excellent down in this area of the valley and a well would be needed for water here or holding tanks. Septic is needed for waste.
