This 1 acre of northern California land for sale sits in the beautiful California Pines subdivision that is just south of Alturas, CA in Modoc County. Klamath Falls, OR is just an hour and 45 minutes drive north. The property is about a 2 hour drive west to Mount Shasta and just 2 hours and 45 minutes drive to Reno, NV. Modoc National Forest stretches across this whole subdivision and then some and the Fremont and Winema national forests are north of there for hunting and recreation. There are tons of trails to play on with quads or hiking on foot or horseback along with a ton of nature to enjoy!

Description

All the pictures were taken in August of 2018 of the property and the surrounding views. This property was easy to find with excellent access on the paved California Pines Blvd and a graveled roads to the property. In the winter the area gets a lot of snow, but the main paved road is maintained by the subdivision and there is a neighbor on this road willing to help plow the snow in the winter if you are nice to him! (Note: Google tries to turn you off the main road so just stay on the paved road and it is easy to find-otherwise, explore away on 4x4 like we did!)

Exploring this subdivision was a blast! We found little creeks, snakes, and tall trees everywhere. Awesome place to ride horseback around for miles. I included some photos of the area so don’t get these mixed up with the property itself.

This property was fully treed with beautiful tall pine trees. It is sloped so that it rises away from the road. A home would be built best facing west toward the road for amazing views of the treed hills once some of the trees were removed for building. You should also have a view through the trees of the seasonal Canyon Creek that runs through the front of the property along the road. It looks like it gets going pretty well at times, but was dry when we visited during the summer. This property was gorgeous! With the tall trees and sloping the property looked huge! Such a quiet area and peaceful setting! We sat and just enjoyed the environment there for a bit as it was so relaxing. 

We got spotty cell phone reception for both Verizon and AT&T once in the subdivision. So screenshot the maps on your phone or print them out from the GPS link prior to your trip.

Utilities and Development

The closest power we saw was along the paved California Pines Blvd, but there is a neighbor that probably has power so you likely just need to have run from there. You would need to contact the local power company for the cost to connect if any. Water is by well or holding tank. Waste is by septic and a septic is required for year-round living.

Association Benefits

This property is part of the California Pines association to which there are reasonable CCR’s. The dues are $85/year and this mainly goes toward road maintenance and future improvement.  

The only restriction I can see is that buildings need to be wood, stucco, or cement. Any other restriction is limited to Modoc County regulation. That means that RV usage is allowed on the property, but you will want to contact Modoc County Planning and Zoning to see if there is a limit to the amount of time.
