Contract for Deed
There is a $250.00 non-refundable fee for preparing the documents with a contract for deed.

A contract for deed is where the property stays in our name until the balance is paid in full. This is an excellent and fair way to purchase property affordably and in a way that will not require credit or affect your credit rating. You won’t always get the best prices because those are reserved for all cash deals, but if the money is not quite available it can sometimes be a better option than a bank. Banks often require 50% down and have high interest rates on loans for undeveloped property. We offer a low and fair interest rate in comparison and little or no down payment.

Once we receive the document preparation fee and down payment (if required), we will draw up the documents and mail you a packet that contains a notarized contract for deed and maps to assist you in locating the property. Buyer will need to sign this contract in front of a notary and return it to us within 2 weeks.

Below are some important points of the contract:
  • Buyer is responsible for the taxes and dues if applicable during the contract period unless otherwise agreed upon.
  • Payments are due by the 10th of each month to avoid any late fees.
  • No Credit Check
  • No Early Payoff Penalty
  • You must get prior written approval from us before making improvements such as building a structure, drilling a well, or installing septic to ensure all building is done to county code.
  • Contract must be paid off and transferred prior to using the land. With written approval by LandBrand, the property may be used recreationally during the year. However, you are not allowed to live on the property until it is transferred into your name upon payoff of the contract balance.

We offer the following financing options on many of our properties, but see specific listings for details:
  • Zero Down financing on many properties. You pay only the doc prep fee to buy the contract.
  • In specific cases if negotiated prior to purchasing, LandBrand will allow for early payoff to receive a discount on the contract price closer to the discounted cash price.
  • Matching Down Payments – Ask when purchasing a contract for deed how much we will match of a down payment to get a better contract price and lower payments for a property.
  • Once the account balance is paid in full we will prepare all documents necessary to transfer ownership and even include a check to cover all recording fees and transfer taxes as well. It is included in the $150 document preparation fee paid at the beginning of the contract.
