This 1.47 acres of northern California land for sale was a quick drive from town at just 7 minutes N of Alturas, CA in Modoc County. Klamath Falls, OR is just an hour and 45 minutes drive north. The property is about a 2 hour drive west to Mount Shasta and just 2 hours and 45 minutes drive to Reno, NV. Modoc National Forest sits just 1 mile to the North and the Fremont and Winema national forests are north of there for hunting and recreation. There are tons of trails to play on with quads or hiking on foot along with a ton of nature to enjoy!

Description

All the pictures were taken in August of 2018 of the property and the surrounding views. This property was easy to find with excellent access with maintained and graveled roads to the property.

The property was just 7 minutes from the Wagon Wheel Restaurant where we had the best breakfast before heading out to the land. We immediately found property stakes at the SW and SE corners easily identifying the specific property. Across the road was a large fully fenced property with a neighbor in the distance with a good home, but still leaving this property very private. There was also a very nice property adjoining to the north on the backside of the property. It was fenced, very well maintained, and with goats! 

The land is treed and with a couple of solid building spots toward the center for privacy. I couldn’t see my truck on the road from the center! Property was littered with desert trees and native grasses. A few Dragonfly’s were flying about and we saw some fresh deer poop! Clearly some deer recently nestled in the grasses soaking up the sun. It was very quiet here at about noon on a Saturday. The views is mostly trees and hills from the graveled road, but that means quiet and private. 
We also got excellent cell phone reception for both Verizon and AT&T.

Utilities and Development

The closest power pole was about 525 Ft +- east of the property at the neighbor and you would need to contact the local power company for the cost to connect if any. Water is by well or holding tank. Waste is by septic and a septic is required for year-round living.

Association Benefits

This property is part of the Modoc Recreational Estates association to which there are reasonable CCR’s. The dues are $75/year and this mainly goes toward road maintenance, future improvement, and maintenance of the lake facilities which are available to all owners.  
The only restriction I can see is that buildings need to be wood, stucco, or cement. Any other restriction is limited to Modoc County regulation. That means that RV usage is allowed on the property, but you will want to contact Modoc County Planning and Zoning to see if there is a limit to the amount of time. I also saw a lot of different livestock like chickens, cows, and llamas on other properties throughout the Modoc Recreational Estates subdivision.

This is a wonderful area for families live or just to get away for a week, month, or just a weekend on this northern California land for sale!
