This 20 acres of northeastern Nevada land for sale sits North of the Pilot Range and the Toano Mountain Range just 5 minutes drive from Montello, NV which is only about an hour drive from the small gambling town of Wendover, NV and by the Utah-Nevada border. This one is all about location being on a well maintained gravel road along its East side and power  about 3/8 of a mile North.

Description

All of the photos were taken in July of 2022 of the property and surrounding views. With mountain views all the way around, excellent access, power close, and just a 5 minute trip to town for supplies or a cold beer, this property is ideal and I give it 5 stars!

The GPS provided at the top of this page should get you within about 10-20 ft of the SW corner of the property and you can find a federal survey marker close by as seen in the photos. There is power to the north on this road at the next federal survey marker so I was able to calculate 3/8 of a mile away! I also had 3 bars on my phone using AT&T as well as LTE. I had no problem using my phone to reach the property with the GPS coordinates provided and a 2 wheel drive vehicle is fine as the roads are in excellent condition.

This property is easy to build on being level and solid soil. I found the soil on the West side of the road to be softer for whatever reason. The property has just small native plants that would be easy to clear a space for camping or building. There is a neighbor to the N about 1.5 miles, a neighbor to the E about 1.5 miles and a neighbor to the S about 1/4 mile. 

While there is excellent access to Highway 233, I did not hear it from the property. Only a howling wind! 

Utilities and Development

Water is by well and can range from 100--200 feet in this area which is very reasonable. There is power to the north on this road at the next federal survey marker so I was able to calculate 3/8 of a mile away! You can also use alternative energy such as solar power, wind power, or generator for electricity. Waste is by septic.
