This 32.36 acres of northern Nevada land for sale sits in the middle of the West Humboldt Range just 15 minutes E of Lovelock, NV and about an hour SW of Winnemucca, NV in southern Pershing County. This real estate is only 7 minutes from Interstate 80 which runs across the state from east to west. Being so close to Interstate 80, it is a short drive to Reno and Lake Tahoe, but the closest recreational lake is the Rye Patch Reservoir to the N only about 20 minutes.

Absolutely beautiful property! The adjoining Lots 2 and 3 have already been sold and now just Lot 1 is available. This private land has excellent access by the paved and county maintained Coal Canyon – Stillwater Rd (Hwy 396) which runs through the mountain range and into the Buena Vista Valley to the east. This parcel has excellent investment potential, but with the access and quick trip to town for supplies this also has excellent ranch and estate potential for your off-grid dream property or retirement.  

The property is slightly rolling in the buildable areas with mountains and hills providing unique privacy and character to the property. The paved road runs all the way to the property for easy access and also easy to locate. There was a previously graded road through the front part of the property as well that would need to be improved at some point, luckily there is easy and quick access to have gravel delivered or any heavy equipment like a bulldozer which makes building a viable option for this property. You can also pull up an RV and camp out on the property as well as both are permitted by the Pershing County Planning Dept.  

This is a huge property with tons of character. It is difficult finding quality acreage or undeveloped land with such excellent paved road access in the mountains and being affordable. At the tops of the hills you can see for miles. This would also be a cool property for off-grid preppers as it would be cool do create an underground bunker inside the bottom of one of the hills on the property itself. I can also envision a ton of fun recreationally with quads, ATV’s, dirt bikes, etc. There was a wash through the property that likely is an intermittent stream that draws wildlife in the winter when running.

The land also has the road separating it from the neighboring properties and being in the corner of the section it adjoins over 1280 acres of BLM land (Bureau of Land Management or Public Land) to the north and east. Hunters would find Mule Deer, Antelope, and the occasional Elk. There are county dirt roads and BLM roads throughout the area. This is also just a great place to go shoot and not be bothered.

Mineral rights have been obtained by federal and/or state agencies or previous owners for many years in a large amount of the sections of rural land that we sell. It is extremely uncommon to find large tracts of rural land that include mineral rights. Mineral rights do not add value to any of the properties that are sold and therefore not transferred with the sale of this property. Although mineral rights have been obtained, placer rights under the surface are owned by the surface right owner, which means the buyer has the right to search and obtain minerals that lie in the placer. Water is by well and can range from 100-250 feet in this area which is very reasonable being in the mountains. Power is within 3 miles of the property line so I would recommend alternative energy such as solar power, wind power, or generator for electricity. Waste is by septic.
Area

There is a lot of history in this range as well. This mountain range used to adjoin a huge lake and in 1905 there were 25 dinosaur specimens of http://en.wikipedia.org/wiki/Ichthyosaur found within the range thus far. To the SW about an hour are the Lovelock Indian Caves starting as early as 2,000 B.C. with Native American tribes that occupied cave dwellings in the West Humboldt Range and hunted for wetland associated wildlife within the Humboldt Sink (Sink). In the early 1910s, numerous artifacts were discovered in the cave sites surrounding the Sink including the world’s oldest (at over 2,000 years) known waterfowl decoy made from tules.

Just SE of Lovelock is Humboldt Lake and Toulon Lake and Rye Patch Reservoir to the N for fishing Channel Catfish, White Catfish, White Bass, Yellow Perch, Largemouth and Smallmouth Bass, White Crappie, and Walleye.
