This 0.5 acre of New Mexico land for sale is located in Sandoval County, in the city of Rio Rancho, NM. The property sits in the far west side of Rio Rancho Estates. Rio Rancho is just 20 minutes northwest of Albuquerque, NM and about 40 minutes driving from Albuquerque. Rio Rancho, NM which is the 3rd largest city in New Mexico and one of the fastest growing. 

Description

All of the photos were taken in June of 2016 of the property and the surrounding views. Excellent access! The property is located on the west side of the subdivision and close to Encino Rd which runs through the subdivision north to south. Beautiful views of the Sandia Mountains to the East and to the west are views of the sandy hills used for recreational vehicles like dirt bikes, ATV’s, Dune Buggies, Jeeps, etc. There are some amazing views on over the hills as well. We had a blast driving the Jeep up there! 

We saw several homes in the area with just one close by in the block to the south. It was a nice and well-kept home with a windmill for wind power and perhaps using generator as well. It tells me that water is good and a reasonable depth in this area seeing a developed home close by which is an excellent sign.

Utilities and Development

I did not see power close enough to run easily to the property so solar, generator, or wind power is recommended. Currently a well would need drilled for water and a septic tank installed for waste.

Rio Rancho Estates Subdivision

Outside of the investment value of this New Mexico land for sale, this is an excellent place to live and play. West of this subdivision are tons of trails for ATV, dirt bikes, 4x4, hiking, horseback riding, golfing, etc. With quick access to town, but without the high costs and taxes this is an excellent property for a home site or a great place to pull up an RV and have some fun.

There is a ton of upside investing in Rio Rancho, NM land including having a minimal annual tax liability with no association or dues. This means you can hold this property long term without having the high yearly expense than many other investment properties typically have.

The city center is only about a 3 miles drive east where you can find the Santa Ana Star Center, University of New Mexico West, Central New Mexico Community College, UNM Sandoval Regional Medical Center, Hewlett Packard, and City Hall! Further south in Rio Rancho you will even find Intel which says to me that this area will continue to provide jobs and growth for years to come.
