This 0.5 acre of New Mexico land for sale is located in Sandoval County, in the city of Rio Rancho, NM. This property is within the city limits of Rio Rancho Estates in Unit 20 in the northern part of town. Rio Rancho is just 20 miles northwest of Albuquerque, NM and about 40 minutes driving from Albuquerque. Rio Rancho, NM which is the 3rd largest city in New Mexico and the fastest growing.

All of the photos were taken in June of 2016 of the property and the surrounding views. This property is close to Bernalillo, NM, the highway, and growth! Paved roads to the Unit and power just 300-500’ away. Easy and quick access to shopping and the highway. The paved road is off Paseo de Vulcan, but it is easier to follow the roads while looking at the map than following Google’s directions as it did not match up with the new roads. The property’s grade varies, but level enough for easy building.

Getting to the area is easy, the obstacle is identifying the road to the property as it is overgrown. When you reach the dirt road to the turn towards the road the property is on you will want a 4x4 due to the overgrown road and all the sage brush. The roads are the biggest issue the closer you get to the property. 

This is an investment property due to its overall location within the city limits and adjacent to a major part of the city. It is close to a paved road (where city water is underground) and close to power. It sits between growth to the E and growth to the W. Further W on Paseo de Vulcan is the UNM Sandoval Regional Medical. Cleveland High School is nearby and looks like a very new school and beautiful with solar panels outside powering the school’s electricity. Schools mean future growth! I also had 4g service with both AT&T (cell) and Verizon (iPad). Just down the road from the Watermelon Ranch Animal Shelter.

The only sound I heard was the loud buzz of crickets! I also saw a cool stick bug on the jeep. Lots of native plants, sagebrush, and a few scattered cactus. Beautiful views of the Sandia Mountains to the E and SE.

Utilities and Development

The nearest power pole was only about 300-500’ away! For water, you would need to either drill a well or use a holding tank. Septic would need to be installed for waste. So big plus for power, but the main obstacle is unimproved access at this time. However, the value of this property is for future development when the growth moves through this area as opposed to living on the property right now and needing that access to be improved.

Rio Rancho Estates Subdivision

Outside of the investment value of this New Mexico land for sale, this is an excellent place to live and play. West of this subdivision are tons of trails for ATV, dirt bikes, 4x4, hiking, horseback riding, golfing, etc. With quick access to town, but without the high costs and taxes this is an excellent property for a home site or a great place to pull up an RV and have some fun.

There is a ton of upside investing in Rio Rancho, NM land including having a minimal annual tax liability with no association or dues. This means you can hold this property long term without having the high yearly expense than many other investment properties typically have.

The city center is only about a 3 miles drive east where you can find the Santa Ana Star Center, University of New Mexico West, Central New Mexico Community College, UNM Sandoval Regional Medical Center, Hewlett Packard, and City Hall! Further south in Rio Rancho you will even find Intel which says to me that this area will continue to provide jobs and growth for years to come.
