This 0.5 acre New Mexico land for sale is located in Sandoval County, in the city of Rio Rancho, NM. The property sits just outside the city limits of Rio Rancho Estates in Unit 4. Rio Rancho is just 20 miles northwest of Albuquerque, NM and about 40 minutes driving from Albuquerque. Rio Rancho, NM which is the 3rd largest city in New Mexico and the fastest growing.

All the photos were taken in June 2016 of the property and the surrounding views. This New Mexico investment property sits between growth to from the NE and the SE moving W. A newer development was being built to the NE and an established development to the SE. There is a power station to the SE. 

Views of the top of the Sandia Mountains to the E as the property varies and grade increases toward the E. This makes the property very private and quiet! There were no nearby homes, but nice homes in the distance to the N and NE. 

The property was easy to access with GPS on a phone with AT&T service and I also had my iPad which had Verizon and that also had 3G/4G connectivity. I would still suggest a 4x4 the first time out to the property as it does get bumpy and I took a wrong turn that ended with a wash that I avoided, but like I said…..just in case for the first time.  

Progress Blvd is a good road to the rea off of a paved Unser which is a main road through the subdivision from West to East. Just a quick drive from the north part of Rio Rancho to the property. This is an excellent property for investment or building right now in a private area close to town, but far enough for peace and quiet.

Utilities and Development

Power station to the SE fairly close by, but I’m not sure how far. You will want to check with the local power company to find out just how far the nearest connecting pole is. For water, you would need to either drill a well or use a holding tank. Septic would need to be installed for waste. 

Rio Rancho Estates Subdivision

Outside of the investment value of this New Mexico land for sale, this is an excellent place to live and play. West of this subdivision are tons of trails for ATV, dirt bikes, 4x4, hiking, horseback riding, golfing, etc. With quick access to town, but without the high costs and taxes this is an excellent property for a home site or a great place to pull up an RV and have some fun.

There is a ton of upside investing in Rio Rancho, NM land including having a minimal annual tax liability with no association or dues. This means you can hold this property long term without having the high yearly expense than many other investment properties typically have.

The city center is only about a 3 miles drive east where you can find the Santa Ana Star Center, University of New Mexico West, Central New Mexico Community College, UNM Sandoval Regional Medical Center, Hewlett Packard, and City Hall! Further south in Rio Rancho you will even find Intel which says to me that this area will continue to provide jobs and growth for years to come.
