This 0.5 acre of New Mexico land for sale is located in Sandoval County, in the city of Rio Rancho, NM. The property sits in the far west side of Rio Rancho Estates. Rio Rancho is just 20 minutes northwest of Albuquerque, NM and about 40 minutes driving from Albuquerque. Rio Rancho, NM which is the 3rd largest city in New Mexico and one of the fastest growing.

Description

All of the photos were taken in June of 2016 of the property and the surrounding views. This property has easy access and is a level property for easy and cost effective building. There was a good road to the property an excellent road prior to that. There were a few desert trees along with cactus and native plants. It was about 95 degrees out that day, but it was a nice dry heat that was welcome!  

There are power transmission lines to the south, but they were not invasive as like I first thought they would be. I couldn’t hear the crackling sound that you hear when closer to them and it was quiet with only the sound of the crickets! Beyond the power lines in the view are the Sandia Mountains to the SE and still a beautiful view.  

There was a cool earthship/home just down the road in walking distance. Looks like the owner is on a generator and wind power. They are the only neighbor nearby and still plenty of space between here and the property for privacy. 

Utilities and Development

Power is about 1-1.5 miles South so solar, generator, or wind power is recommended which is what the nearest neighbor has done. Currently a well would need drilled for water and a septic tank installed for waste.

Rio Rancho Estates Subdivision

Outside of the investment value of this New Mexico land for sale, this is an excellent place to live and play. West of this subdivision are tons of trails for ATV, dirt bikes, 4x4, hiking, horseback riding, golfing, etc. With quick access to town, but without the high costs and taxes this is an excellent property for a home site or a great place to pull up an RV and have some fun.
