This rare 1.6 acre chunk of New Mexico land for sale is located in Sandoval County, in the city of Rio Rancho, NM. The property sits just outside the city limits of Rio Rancho Estates in Unit 7. Rio Rancho is just 20 miles northwest of Albuquerque, NM and about 40 minutes driving from Albuquerque. Rio Rancho, NM which is the 3rd largest city in New Mexico and the fastest growing.

All of the photos were taken in June of 2016 of the property itself and the surrounding views. It was quiet as can be on this property with a few crickets here and there with several desert trees and tall native grass and plants with just a few cactus in bloom. This was such a beautiful property and with all of the land I have explored in this area this one was by far my favorite parcel itself. This chunk of land and the surrounding area of Unit 7 traveling to and from the parcel has some of the most character of anywhere in Rio Rancho and very unique!  

This parcel is unique also due to the 1.6 acres as most Lots in Rio Rancho are only 0.5 acres. It is also locate close to town, but far enough away for privacy as well. Views of the Sandia mountains to the W and because the property is uniquely elevated there are views of Rio Rancho and Albuquerque in the distance. I bet there are amazing sunsets and views of the lights in the distance at night from the high points! Such a cool property! The photos don’t do it justice. 

For the price, size, uniqueness, terrain, character, views, privacy, etc, this is one of the better properties to purchase throughout all of Rio Rancho in my opinion and I have seen the entire subdivision!

There was growth to the NE, E, and S so I suspect in 3-5 years there will be better access to this area. For the 1st drive out to the property I would recommend a 4x4 as the road does have some areas in need of improvement, but I was in a jeep and I was NOT using 4x4 so it can be done with a small truck. A car may not be enough though. I rented a jeep in town. 

Utilities and Development

The nearby homes mean good water with a reasonable well depth. You will want to contact a local well driller for better information, but that is always a good sign. Nearby homes built above average also means future equity through appreciate to property values.  
I did not see power poles close, so either the power is where the nearby homes are or they are using solar, wind, or generator power. The power may also be power underground in this area so you would want to contact the local power company for more information.  

Rio Rancho Estates Subdivision

Outside of the investment value of this New Mexico land for sale, this is an excellent place to live and play. West of this subdivision are tons of trails for ATV, dirt bikes, 4x4, hiking, horseback riding, golfing, etc. With quick access to town, but without the high costs and taxes this is an excellent property for a home site or a great place to pull up an RV and have some fun.

There is a ton of upside investing in Rio Rancho, NM land including having a minimal annual tax liability with no association or dues. This means you can hold this property long term without having the high yearly expense than many other investment properties typically have.

The city center is only about a 3 miles drive east where you can find the Santa Ana Star Center, University of New Mexico West, Central New Mexico Community College, UNM Sandoval Regional Medical Center, Hewlett Packard, and City Hall! Further south in Rio Rancho you will even find Intel which says to me that this area will continue to provide jobs and growth for years to come.
